Asbestos Audits
WHAT WE DO
If you own, manage, or employ people in a building that may contain asbestos, you have legal obligations, starting with knowing what is there. An asbestos audit identifies and documents asbestos containing materials in your building, records their location and condition, and tells you what needs to be done about them. Safety Systems conducts asbestos audits across all building types, giving you a compliant asbestos register and the knowledge to manage your obligations with confidence.
WHEN IT'S REQUIRED
The Regulations require duty holders, including employers and persons with management control, to identify and manage asbestos in workplaces.
If asbestos may be present, you are required to:
- Identify asbestos in your workplace
- Maintain a current asbestos register
- Make the register readily accessible
- Review the register at least every five years
- Review the register prior to demolition or refurbishment
AUDIT TYPES
Division 5 — Management audit
Non-invasive inspection of accessible areas for buildings in normal use. Produces an asbestos register for ongoing management.
Division 6 — Pre-demolition or refurbishment audit
Invasive inspection of walls, ceilings, floors, and plant. Required prior to disturbance works where a Division 5 audit is not adequate.

WHY IT MATTERS
Starting construction, renovation, or demolition without knowing what asbestos is present is one of the most common — and most avoidable — causes of project delays, cost overruns, and regulatory exposure. Once asbestos is disturbed without proper documentation, your options narrow quickly. Without a current, compliant asbestos register, you cannot demonstrate that you have met your duty to identify and manage hazards — and that gap becomes your liability.
With Safety Systems, you get:
- A compliant asbestos register accepted by regulators, contractors, and auditors
- Clear risk ratings and defined control actions for every identified material
- Documentation ready to hand to contractors before works begin
- Early identification of asbestos to avoid construction programme delays
- Confidence before renovation, refurbishment, or demolition
- QR Code and online access to registers
- Evidence of due diligence under the regulations
- Support to act on findings and manage what is found
